What to look for in a roof replacement before and after
A good before and after shows more than a new color. When you compare photos, ours or anyone’s, these are the details that tell you how long the new roof will last:
- Tear-off or overlay. On the tear-off replacements shown, the old roofing came off down to the deck; several had two or three old layers, often wood shake under shingles, and all of it was removed. Some jobs in the gallery are overlays (a second layer installed over the existing roof), and their descriptions say so.
- Sound decking. Rotted or delaminated boards are replaced, and when the old boards can no longer hold fasteners the whole roof is re-decked with new plywood, as on the Costa Mesa, Long Beach and Simi Valley jobs.
- Ventilation. Intake at the eaves and exhaust at the ridge let the attic shed heat; improved attic ventilation appears in the scope of many of the replacements shown.
- Flashing and edges. New flashing where the roof meets walls, chimneys, vents and skylights, and clean, straight edges at the eaves and rakes.
- The right system on low slopes. Flat sections over porches, garages and additions get a flat roof system, not shingles, which leak when the pitch is too low.
- Inspection sign-off. Where the permit calls for it, the city inspects the work; the Huntington Beach and Beverly Hills scopes list city inspections as part of the job.
Roof types in the gallery
Shingle roofs
Asphalt and architectural shingles are the most common residential roofing material. The gallery covers shingle replacements from Long Beach and Westminster to Pasadena, including a historic high-pitch home in Whittier. See roof replacement for how a tear-off and replacement runs.
Tile and slate roofs
Tile and slate roofing installation requires precision, proper support structures, and specialized flashing. Recent tile work includes replacements in Santa Monica and Rancho Palos Verdes, a re-paper in Century City, and an old wood shake roof changed to lightweight tile in Newport Beach.
Flat and low-slope roofs
Homes with flat sections and commercial buildings need membrane or coating systems. Projects range from flat roof replacements in Costa Mesa and Huntington Beach to new flat roofs in Santa Ana and Lomita and coated roofs in Bel Air and San Marino; new roof installation covers flat and low-slope roofs.
Metal roofs
Metal roofing requires precise installation ensuring watertight seals and proper expansion accommodation. The gallery shows standing seam roofs in North Hollywood, Los Feliz and Agoura Hills and on new construction in Huntington Beach; compare systems on our metal roofing page.
Repairs and restorations
Not every project is a new roof. Leak repairs and coatings that extend the life of a sound roof are part of the record too; roof repair services explains when a repair is enough.
