Is your project a new roof installation or a roof replacement?
People use the two terms for the same thing, but the work differs. A new roof installation puts a roof on a structure that has none yet, or on new roof area such as an addition. A replacement starts by stripping an existing roof down to the deck. This table shows where each situation belongs.

What a roof on new construction or an addition involves
On a new build the roof is one trade among many, so getting the sequence and the details right is part of the job, not only choosing the material. Before installation the roofer needs the roof pitch from the plans, the sheathing type, the ventilation design (intake at the eaves, exhaust at or near the ridge) and the location of each penetration: plumbing vents, exhaust fans, chimneys, skylights, rooftop equipment and any solar mounts.
Getting the sequence right on a new build
The roof goes on once framing and sheathing are complete, so the building is dried in before interior finishes start. Flashing at walls, chimneys and roof-to-wall joints is set together with the roof, which means the stucco, siding and window trades have to coordinate with the roofer instead of working around a finished roof.
A recent example from our projects is a custom standing seam metal roof on new construction in Huntington Beach (2026), installed with improved attic ventilation and a heat-reflective finish.
Tying an addition into an existing roof
On an addition, the new roof section has to meet an older one. The tie-in needs new underlayment lapped under the existing courses, flashing where the new roof meets a wall, and a slope and material that match, so both parts shed water the same way and age together.
If the existing roof is already near the end of its life, re-roofing the whole house in one job often makes more sense than tying new material into a roof that will need replacing soon after. We assess your roof and recommend the most appropriate solution.
Flat and low-slope roof installation
Flat roofs are rarely perfectly flat. A low-slope roof has just enough fall to move water toward drains, scuppers or gutters, and that is where installation quality shows. Shingles and tile need a steeper pitch to shed water, so low-slope areas get a continuous membrane or coating instead. In Southern California you find them on commercial buildings, mid-century homes, garages, patio covers and the flat sections behind parapets on Spanish-style houses.
Systems for low-slope roofs
- Single-ply membranes (TPO, PVC, EPDM): large sheets with welded or sealed seams, common on commercial roofs. A commercial TPO roofing system is one of the case studies in our project gallery.
- Modified bitumen: layered, reinforced sheets suited to homes with flat sections. Our project records include Polyglass modified bitumen systems in Garden Grove and Los Angeles.
- Coating systems: a liquid-applied coating that cures into one continuous surface, such as the silicone coating waterproof system with a heat-reflective finish on a flat roof installation in Bel Air (2023) in our projects.
Drainage, heat and the cool-roof rule
Drainage is designed in from the start: the slope, the drains and the crickets (small diverters behind chimneys and equipment) are set before the membrane goes down, not patched in afterward, so water does not sit on the roof. The surface matters too: according to the California Air Resources Board, California’s building energy standards (Title 24) require new or replacement low-slope roofs to be cool roofs, as well as steep-slope roofs in several climate zones.
A cool roof product has to meet the minimum values the standards set for solar reflectance, thermal emittance and solar reflectance index, and the requirements differ by climate zone in some cases. The Air Resources Board points to the Cool Roof Rating Council’s Rated Products Directory as the place to check whether a product complies. Choosing the material for a new roof
The right material depends on the roof’s pitch, the structure under it, the style of the building and how long you plan to own it. New construction has one advantage: the framing can be designed for the material you want, including heavier tile, instead of the material being limited by the framing you already have.

- Proposal. You receive a detailed proposal outlining materials, timelines, and pricing.
- Permit and inspections. Roof work is permitted through the city’s building department (or the county’s, in unincorporated areas). A professional roofer also ensures compliance with local building codes (a requirement for safety and warranty validity) and employs safety best practices to protect both the crew and your property. What decides the price of a new roof?
We do not publish prices, because two roofs of the same size can need very different work. These are the factors that move a new roof quote:
- Roof area and pitch: steeper roofs take more labor and safety equipment.
- Material and profile: shingle, metal, tile or a flat system, and the grade within each.
- Complexity: each valley, hip, dormer, wall and penetration needs its own flashing.
- Decking: new plywood sheathing, or repairs to the existing deck on a replacement.
- Ventilation and insulation upgrades made while the roof is open.
- Flat sections: drains, crickets and the membrane system.
- Structure and paperwork: engineering for tile weight, permits and inspections.
- Access: building height, number of stories and where materials can be staged.
What warranty comes with a new roof installation?

Most new roofing systems come with manufacturer and contractor warranties that ensure protection against defects and workmanship issues. Professional installation is often required to keep these warranties valid.
Keep a roof file with the house records: the warranty documents, the signed proposal, the permit with its final inspection sign-off, and the product names and colors used. A future buyer or an insurer may ask for it, and the product names help if a section ever has to be matched.

The same scope, line by line: the material and its grade, the underlayment type, flashing at walls and penetrations, ventilation, the decking allowance, the permit and inspections, cleanup and the warranty documentation. A lower number can simply mean one of those lines is missing, so compare the lines before the totals.
