The scope, as our project post lists it: complete roof removal, a roof sheathing inspection and wood replacement to achieve a strong foundation, a flat roof replacement and new tile. How old are Santa Monica homes, and what does that mean for the roof?
Most of the city’s housing is mid-century or older. In the Census Bureau’s 2019-2023 American Community Survey, the median housing unit in Santa Monica was built in 1967, about 53% of units date from 1950 to 1979, and about 13% were built before 1940.
